This lease shall commence at 3:00pm on the above check in date, (the "Check-In Time") and shall terminate at 10:00am on above check out date, (the Check-Out Time"), unless terminated at an earlier date in accordance with the provisions of this lease dealing with default. Early check-in and/or late check-out requests must be prearranged with the owners prior to your date of arrival. Due to continuous back-to-back rentals during the summer months, these requests cannot be accommodated.
Said premises to be used for private residential purposes only to be occupied by NOT MORE THAN 16 PEOPLE. (Sleeping arrangements for 16 provided thru 5 bedrooms) Check-In (3:00pm EST): All efforts will be made to have your vacation home cleaned and ready by check-in time, but sometimes we cannot guarantee the exact time of occupancy due to unforeseen circumstances. Housekeeping and maintenance personnel must provide services between occupancies for every property. Please do not show up earlier than the specified time without prior approval. Check-In Procedure/Directions: When arriving to the Deep Creek area, please go straight to the house on or after the designated check-in time. Upon your arrival, you will find a binder with information about the area, along with emergency contact information. Please go through the home and report any damages within the first 3 hours.
Check-Out (10:00am EST): Check-out time must be met to allow cleaning to be completed for the next guest(s). Guests occupying the property beyond the check-out time without prior approval from owners will be charged an unapproved late check-out fee of $50 for each half-hour of occupancy beyond the check-out time. This provision shall not be construed to permit the Tenant to stay an additional night or stay beyond the check-out time.
TOTAL RENT, FEES AND SECURITY DEPOSIT: A $50.00 service fee will be charged for any returned checks. Make checks payable to and mail to: Edward Taimuty 1234 Wakefield Road Jefferson Hills, PA 15025. 50% of the rental fee is due at the time of booking and the remaining 50% is due 45 days prior to your arrival.
Your invoice will be emailed to you via Lovin Life Properties Square account.
Failure to pay in full 30 days prior will constitute forfeiture of your deposit and cancelation of the reservation. It is Tenant's responsibility to review this lease for accuracy of dates, mailing address, number of adults and/or children and accommodations, and to notify Owner of any errors immediately but no later than 48 hours after receipt.
It is the obligation of the Tenant to surrender the Rental Property in good clean condition by the time specified, except for reasonable wear and tear. Tenant shall pay for any damage to the Rental Property caused during his/her possession, or for any cleaning required by Tenant's failure to leave the Rental Property in a clean condition. Rebate or Refund: Renter shall not be entitled to any compensation due to inoperative appliances or air conditioner. Owner, however, upon being notified of any malfunction, will make every reasonable effort to have any such appliance or air conditioner properly repaired. DVD players, TV's, grills and other such amenities are not guaranteed. NO REFUNDS will be made if they are inoperable. ABSOLUTELY NO HOUSE PARTIES ALLOWED. Tenant must be at least 24 years of age or older. Violation of this requirement may be grounds for expedited eviction with no refund except for the refund of such security deposits as may be required under the provisions of the Residential Tenant Security Deposit Act.
Cancellations: Cancellations must be received in writing within 30 days of stay for a full refund, minus the cancellation fee. Any cancellations after the 30 days will receive a 50% refund.
Smoking: Lovin’ Life is a
SMOKE FRE
E home. Smoking is allowed outside only, Tenant is to dispose of cigarette butts in the garbage (DO NOT LEAVE BUTTS ON THE GROUNDS). There will be a $50. fee if our personnel has to gather cigarette butts from the yard or anywhere outside on the property.
THIS LEASE DOES NOT ALLOW FOR A PET.
In the event a pet is discovered without the permission of the Owner, Owner has the right to evict guests immediately and all license fees will be forfeited. Tenant will be required to pay an additional $250.00 cleaning fee.
Harbor Community: Rules for Harbor Community will be sent to you via your booking method as well as in the welcome book for the property. All rules for the Harbor Community must be followed. Noise Ordinance: A Noise Ordinance is in effect from 11 pm to 8 am. Disturbing the peace is a violation of both state and local ordinances. Be aware of noise levels while using outdoor hot tub. Fireplace: If gas fireplace is used, turn fireplace to off upon departure. During any other times gas fireplaces may be turned off for the summer season. Linens/Towels: Are provided in the house. The towels are not to be removed from the house and are not to be used as cleaning cloths. Items Left Behind: Owner is not responsible for items left behind. We will make every effort to attempt to locate the items; and upon receipt of a $25.00 minimum postage and handling fee (depending on item), the recovered items will be returned. All unclaimed items after 48 hours will be considered abandoned. Parking: Please park vehicles appropriately. There are a limited number of vehicles that can park.
Boat Launch: The DNR prohibits the launching of any powered watercraft from any private property. Please use public ramps. Docks are removed from the lake during late fall, winter and a portion of early spring. Visitation: Owner/agent shall have the right to access the premises during rental to make repairs or inspections.
Hot Tub Rules of Use
Always shower before using the hot tub to remove all lotions and other oil-based body products.
Children should not use the hot tub without adult supervision.
When opening the hot tub cover, be sure to unfasten all safety straps first before lifting the cover off.
Guests with infectious diseases should not use the hot tub.
To avoid injury, exercise care when entering or exiting the hot tub.
Do not use drugs or alcohol before or during the use of the hot tub to avoid the effects of hyperthermia, unconsciousness and possible drowning.
Pregnant or possibly pregnant women should consult a physician before using the hot tub.
Water temperature in excess of 104*F may be injurious to your health. The optimal temperature of 94*F is already pre-set for your enjoyment.
Prolonged immersion in the hot tub may be injurious to your health. It is best to not soak longer than for 30 minute sessions.
Never stand or sit on the hot tub cover.
Always cover the hot tub after each use and secure the straps to ensure the safety of children that are visiting.

Hot Tub Waiver
I agree to the following conditions prior to hot tub use:
1.
Seven (7) person maximum hot tub capacity.
2.
No food or drink shall be allowed in the hot tub.
3.
No glassware is allowed in or around the hot tub.
4.
No body lotions shall be allowed in the hot tub
5.
All children under 16 years of age shall be accompanied by an adult while in the hot tub.
6.
No infants are permitted in the hot tub.
7.
Hot tub will be left in the same condition as it was found upon entry of lease of agreement.
8.
All individuals, including pregnant women and/or those under the influence of alcohol and/or drugs shall use the hot tub at their own risk.
If the hot tub is damaged or otherwise mistreated during my tenancy, or if upon arrival, I find that the hot tub has been previously misused, I understand it is my responsibility to immediately contact Lovin Life Management personnel. Please call 304-290-9945 for any maintenance issues. It is the guest’s responsibility to inform every person using the hot tub of these rules, and to insure every person abides by them. Failure to comply with these guidelines will result in forfeiting my entire damage deposit and/or paying any additional expenses to restore the hot tub to its prior condition. This agreement/waiver is incorporated into, and is part of, the original lease agreement between the parties.
The renter and their guests release Lovin Life Properties from any liability associated with me or my guests’ use of the hot tub.
We lease properties without respect to race, color, religion, sex, national origin, handicap or familial status of any party. THIS IS A VACATION RENTAL AGREEMENT UNDER MARYLAND VACATION RENTAL LAWS. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS, INCLUDING EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.
